Join the Housing and Community Development Committee for a Brown Bag Lunch on financing tools for affordable housing. Nancy McCafferty, Senior Relationship Manager for Massachusetts Housing Partnership, will give an overview of the key financing tools that developers use to build affordable housing, including debt, equity, and subsidy programs. Liz Gruber, SVP of Community Development Banking for Bank of America Merrill Lynch, will discuss current trends in the debt and equity markets and how they are affecting affordable housing production.

About the speakers:
Elizabeth "Liz" Gruber is a Senior Vice President/Client Manager in the Community Development Bank at Bank of America. A seasoned lender for many years, Liz is experienced in a variety of geographic markets and debt financings, including acquisition, construction, rehabilitation and permanent loans for both large and small inner-city and rural real estate projects, financing of non-profit and for-profit developers, traditional office, retail and multi-family financings, and other less traditional projects including cooperatives, bank pools, low income housing tax credit bridge loans, equity investments and real estate opportunity funds. 

Nancy McCafferty is a Senior Relationship Manager for Massachusetts Housing Partnership (“MHP”), a state-wide quasi-public agency providing financial and technical assistance to promote, preserve and develop affordable housing. Nancy is responsible for the strategic oversight of client relationships, identifying and analyzing financing opportunities that meet client business objectives and developing and maintaining in-depth knowledge of MHP’s financing programs.Since joining MHP in 2003, Nancy has underwritten several complex transactions for top tier developers and originated as well as closed more than $250M in taxable and tax-exempt permanent loans  for 55 developments that either created or preserved 3,200 units of affordable housing. Prior to joining MHP, Nancy specialized in the management and origination of multifamily properties participating in the Low Income Housing Tax Credit Program.  Nancy’s career began in the mid-80’s in commercial real estate where she held both property management and development positions at Trammell Crow, Spaulding & Slye and Winthrop Financial Company.
