Tuscan Village: New England’s Largest Suburban Mixed-Use Development CREW Boston enjoyed an energetic and passionate presentation from Joe Faro on the Mixed-Use Development, Tuscan Village in Salem, NH. The progression of the site from former racetrack to failed casino development and the brainstorming and vision behind the ultimate product a regional destination was a lesson in, if you build it, they will come. The developments focus on public spaces, a river and lake provide entertainment areas and an impressive interactive outdoor space for LL Bean. Have lunch and shop at one of multiple piazzas, take a spin on a paddle board on the lake, finish with beer on an outdoor patio and listen to a band. You could also do all the above on your lunch break and still end the day getting your groceries from one of multiple markets. The land formerly known as The Rockingham Park Racetrack was acquired in two separate transactions in 2015 & 2016 and started the construction at the start of the 2020 pandemic. This 170-acre development is fully permitted & Entitled FAR of 4M square feet. The total project investment was $2 Billion dollars. $150 Million+ dollars of the project total were dedicated to both the land and the infrastructure to support the multiple campus which also include a life sciences park and a hotel. Currently 1.4 Million SF of the space is fully developed, open & operating. Faro graciously and excitedly expressed the ability to complete this massive endeavor was based on the flexibility allotted to him by the city of Salem. Without their support and creation of new zoning regulations this project would not have been possible. The Tuscan Village is a great example of how the public and private relationships can work to bring both amenities to the people and dedicated use to support the financial feasibly of projects.
